Investment properties must be analyzed much more analytically than residential properties. Therefore, I take into consideration many factors when consulting with buyers about which properties to buy. These include but are not limited to:
- Zoning restrictions
- Restrictive convenants
- Traffic Count
- Cap rates of nearby properties
- Analysis of the demographics in the area surrounding a subject property
- Detailed comparison with recently sold properties
- Use of own formulas to estimate the value of the subject property
